Buying Real Estate

If you are interested in buying a home but have no way to get financing, there may be a way out for you. By the same token, if you have no money to use as a down payment, this method works equally well. Owner financed mortgages can benefit you in several different ways.

Many people do not have the ability to get approved for a home mortgage loan. They may have poor credit, overextended credit, or no credit. In addition, they may not have enough money saved yet for a down payment on a home. The best solution for them would be to find a seller who is motivated to get rid of the property as soon as possible. Of course, not every seller will be agreeable to such an arrangement but there are always some who need, for one reason or another, to get the sale over with as quickly as possible. These situations create the perfect opportunity for you to ask the seller about financing the property for you (owner-financed mortgage).

There are several different ways to affect an owner-financed mortgage. You can always ask the seller if he or she would be willing for you to take over their payments. Many mortgage holders will change the name on the account to yours for a fee as long as you qualify for a mortgage. If not, then the mortgage can be left in the seller’s name with you making all of the payments. The problem with that is that the seller must be able to trust that you will always be able to make the payments on a timely basis. Since the property would still be in their name, then they would be held responsible in the event that you failed to make a payment.

If the seller is asking more for the property than what they owe on it, they would have to create another, second mortgage for you for the balance of the money you owe. They could set up any terms they wanted, with the entire payment going to interest for a year or so and then a large, balloon payment at the end, or any other way that both parties could agree on that would work well.

This type of arrangement can be continued until the property is paid off or you could seek financing at some point during the life of the loan if you become better able to get it. There are a number of different methods that can be utilized and it is all up to you and the seller. If they agree to work with you, any provisions agreed upon can be worked out legally.

In situations where you are able to get financing but don’t have a down payment set aside, work with the seller to finance the down payment for you. You can pay your creditor the mortgage payment and make much smaller payments directly to the seller for the down payment. As stated previously, not all sellers are willing to finance property for you or to let you assume their original mortgage. You need to find a property that is owned by someone motivated to sell quickly. Once you locate one, work on convincing them that you will be a reliable buyer and will make all of the payments in full and on time.

Advantages of Listing Your Home With a Realtor

If you are about to put your home up for sale, you might be juggling between the decision of selling it yourself or listing it with a realtor. You are probably thinking that you could save a lot of money by foregoing the realtor and doing it all by yourself. If this is the case, then you need to compare the advantages of selling it yourself to the advantages of listing it with a realtor.

The advantages of selling your home without the help of a realtor are worthy of your attention but your success depends upon how much time and knowledge you have of the real estate industry. You will save by not having to pay the realtor a commission but you will also have to do a great deal of work that the realtor would have taken off your hands. Unless you are in real estate, then you might not have access to the knowledge and “tools of the trade” that realtors have.

For instance, most people in the market for a new home start by looking at MLS listings on the internet. Once they find a home they would like to see, they call whoever is listed as the contact person for the listing. Realtors are the ones who get houses featured on the listings. If your house does not get on the list, then it won’t get seen by very many people.

Real Estate agencies will advertise your home everywhere and will publish pictures, ads, and even special circulars featuring your home. Paying for this type of advertising yourself can be quite costly, particularly if your home takes a long time to sell.

A smart realtor will have access to many different resources in order to help you determine the best selling price for your house. You very likely won’t be able to see all of the helpful information that realtors use when determining property value. In addition, the realtor will have experience in knowing who to market your property to and just how to go about doing it. Realtors have tons of experience helping people realize the benefits and advantages of buying in certain areas. They are excellent salespeople and can keep the potential buyers happy. Another plus is that they have great negotiation skills and know just what techniques to use in order to close a deal without losing too much money.

Realtors must have knowledge of common laws relating to real estate, including disclosures, transfer taxes, and others. Unless you already work in the industry, you will probably not know all of these things but will have to learn in order to stay within the confines of the law.

In order to sell your home yourself, you will need to have all of the closing documents and other required forms that need to be filled out. You will also need to know exactly how to complete all of these forms for the buyer of the property.

Of course, if you already have the experience needed in order to complete all the necessary transactions and close the deal successfully, you may find it to your benefit to sell your own home. If, however, you are lacking in any of the above areas, you will probably see more advantages by placing your home with a realtor. Many people find that they don’t spend significantly more by letting a realtor take charge. It can save you lots of time, money, and frustration to turn the job over to someone experienced.

Big Bear Lake, CA – Ice and Snow

In early 2010, Big Bear Lake, CA had a record snow storm. Along the coast of So Cal, many cities were pummeled with severe flooding. Big Bear was covered in at least five feet of snow. Some areas of Big Bear, like Moonridge, suffered more, but the entire community worked together to ease the suffering of others nearby.

At first I began to question living in Big Bear because of these scenarios but now I feel a sense of confirmation. Rooftops are covered in feet of snow and holding, Chimneys are heating homes where the power is out. But all in all these abodes are boding well. And now my family is snuggled by the fire playing Yahtzee and telling stories by candlelight and strolling through the streets of fantastic snow hills in the early morning.

I didn’t know if we would be able to get food or stretch our legs or find a cure for cabin fever until we began to shovel our driveway. Then I saw people on my street working together to remove the snow impasses. I walked through a foot of snow to the end of my block and waved to all of my neighbors and they waved back. The offered me help and supplies and I politely declined.

Then I returned to my cabin to face the fever with my family again only to find that we are becoming closer in this time and that we are paying more attention. We have wood and food. We have shelter. And where some might think our home is like a prison, I feel like I am on vacation every day.

We were definitely forging new memories together in our new environment. It was very special to me. It seemed like we did the same thing every day, but oddly enough it did not bother any of us too much. Well, maybe my teenager.

When I went to the grocery store, I saw a lot of frantic people who were visiting Big Bear for the snow. I am glad we live up here because the security of knowing the area definitely alleviated the stress of the entire situation. Hopefully, we will be able to prevail through any weather conditions in Big Bear.
